Waddeton Park is preparing a planning application for land south of London Road, Rockbeare for up to 140 new homes, including affordable housing, as well as an application for associated Suitable Alternative Natural Greenspace (SANG).
The two applications are being prepared together and Waddeton Park is delighted to be able to share these plans with the community and stakeholders prior to their review and submission to East Devon District Council.
Our Proposals
The landscape-led scheme retains and enhances existing natural features (trees, hedges) and creates green corridors and open spaces.
The proposals do not breach the ridgeline to Rockbeare and protect the village identity and the Green Wedge by creating a landscape buffer to the south.
The proposals have gone through two rounds of pre-application advice from East Devon District Council which has created something that maximises an opportunity to deliver much needed housing in a highly sustainable and connected place whilst limiting visual or heritage impact.
Whilst the Green Wedge policy covers the site, this in itself does not prevent, more it seeks to ensure that:
“development will not be permitted if it would add to existing sporadic or isolated Development, damage the individual character or identity of a settlement, or could lead to or encourage settlement coalescence, whether physical, visual or intrinsic.”
Indeed, the proposals are hardly visible from Rockbeare Village which has been a key aspiration in the development of these proposals.

SANG Application
The SANG application which is located to the west of Rockbeare Village, as shown on the home page, has been designed to provide well-connected, high-quality, local, natural, recreation space for the community and is adjoining the country park and other SANG sites.
